Home Sales Down, Average Price Up

Home sales are down 6.1% year over year, with March 2025 at 1,004 compared to 1,069 last March. Sales are down for single-family homes and condos, but up for multi-family homes.

Average sale price increased by 5.9% when compared to last February, now at $554,999. Prices increased across all categories.

Homes Listed For Sale:

The number of homes listed is up by 22.5% when compared to March 2024.

Pending Home Sales:

The number of homes placed under contract is down by 5.8% when compared to March 2024.

  • In March 2025, national home sales decreased 2.4% compared to a year ago, Following this trend, New Hampshire saw a decrease in homes sold..
  • According to Mortgage News Daily, March mortgage rates ended around 6.7%. In April, there was some fluctuation, dipping down to 6.6% early in the month and now ending around the 6.9% range.
  • As we enter the spring market, inventory is expected to keep rising, and we’re already seeing an increase in homes listed compared to this time last year.
